How quickly will I get my security deposit refund?

Security deposit refunds are sent within 30 days of the move-out, which is a state law in the states where we do business. In practice, we usually get them sent out within two weeks, but we can't guarantee this speed due to the volume of move-outs that are processed during certain times of the year. We are also required to hold the deposits for at least five (5) business days in order to allow time for any disputes from either the landlord or the tenant.

Security deposits are always mailed to the forwarding address provided by the tenant. If the tenant didn't provide a forwarding address, then it's sent to the address of the rental property.

If you would like your security deposit refund expedited, then you can request expedited handling of your deposit for a $50 fee, plus $15 for FedEx shipping. We will process your refund in that case 7 days after you move out (or the next business day) using FedEx super-saver shipping (which is usually 2-3 days). You would normally receive your refund in this case in about 10 days from move-out, rather than the typical 20-30 days. To request this, you can select the expedited option on the refund method form that you will fill out after your final statement is prepared. This is usually done within a few days after you move out. Once that is completed, you will receive an email with the statement along with a link to the form to fill out for how you want your deposit refund sent to you, and that is where you can select the expedited option.
