Can we do a lease term longer than a year?

We're sorry, but company policy is to only do one-year leases or less. There are several reasons for this:

  • Fair market rents fluctuate year-to-year, so it's important to make sure that the rent is adjusted on a regular basis to the most current fair market rent.
  • There is constantly new case law and even statutory law being created, and by renewing our leases on a yearly basis, our attorneys are able to make sure that none of our leases are ever more than a year out of date on the newest laws and interpretations of laws.
  • Our company policies change from time to time, and some of these changes require adjustments to the language in the lease. Therefore, we need to be able to get every tenant on a new lease each year to be sure that the leases are complying with our most recent policies.
